The building, located on Rios Rosas street in Madrid, was the headquarters of Telefónica until 2005. Since then it has been practically empty and not complying with the applicable technical regulations.
b720, together with BDG partners, developed the architecture project and coordinated the rest of the disciplines involved in carrying out the comprehensive rehabilitation project for the entire building. It ranges from the re-configuration of the circulation spaces, nuclei, accesses and interior spaces until the complete renovation of the existing north and south facades.
The goals set from the initial design phase were intended to achieve a building of maximum energy efficiency, effective, inspiring and open. The environmental design parameters of the project are intended to have an impact not only on the efficiency of its overall behaviour, but also to improve user comfort, by designing a building for a sustainable and flexible office culture.
All this is summarised in the objective of obtaining the BREEAM Excellent certification, the highest possible rating.
Sustainable design is present in all the factors of the project: location of facilities to achieve optimum efficiencies, design of spaces that allow high natural lighting levels, modular distribution to allow future changes with minimal impact, facade designed to provide natural light through continuous glazing – combined with integrated sun protection systems to control direct light-, natural cooling by maximising thermal inertia, solar and photovoltaic panel installations on the roof and the use of long-lived and sustainable materials.
