The proposal proposes the replacement of the pre-existing building with a new efficient, representative and functional building that drives the development of the immediate environment. After the demolition of the built upper volume, it is possible to grow unconditionally from ground floor and the treatment of the space as a loggia with a large porticate reception area. On this socket, five new floors with work areas are added throughout the perimeter, defining a central core with a new distribution of equipment and vertical communication. On both sides of the core are generated two patios that allow an additional lighting contribution to the work areas, improving the quality and degree of comfort of the user.
An efficient modular facade is proposed through the prefabrication and standardization of its elements, which adapt to the different climatic and lighting conditions. To the north is increased the opaque part of the facade to reduce cost and energy losses; the enclosure is delayed in the south creating a green strip of sun protection; and on east-west facades the precast concrete mullions are tilted increasing shade area.
The definition of a perimeter structural line in coordination with the new facade and the use of post-stressed slabs, allows to obtain a functional scheme of free plant in working areas providing versatility for its operation. Diaphanous spaces are specified, materialized by typologies of high thermal and acoustic performance that can guarantee a high standard that achieves the international certification LEED and WELL. For this reason, the project addresses the definition of a new general envelope to proceed with an update, both aesthetic and technical of the building, being able to optimize both its overall energy performance, and the degree of comfort necessary for the laying on building, internal and commercial activities in the immediate environment.
